How the HouseTech Buying Process Works

HouseTech is dedicated to providing you with the highest professional service and the most robust tools for finding, researching and buying your new home. There are three major steps in purchasing a home: (1) finding a home that you like, (2) making an offer and negotiating terms with the seller, and (3) closing the transaction.

Search Online

You do not need to register with us to review home listings on the HouseTech website. HouseTech’s powerful real estate search tool will show you all homes available on the multiple listing service (MLS) plus provide you with detailed information on recent home sales in your target neighborhood and community statistics.

Registration

Registration is free and easy. Once you have registered with us, you will be able to save your search information, make notes on homes that interest you, set up a virtual agent to notify you of new listings, and download important documents. If you choose, we can send you email alerts so that you will be the first to know when new listings meeting your search criteria hit the market (or if there is a price change on an existing listing). There is no cost to register and no one will call you.

Tour Homes

Once you have found a home that would like to visit, you can attend an open house on your own or you can schedule a provide tour of the home through your HouseTech real estate agent.

Mortgage Pre-approval

Prior to submitting an offer or arranging a home tour, your HouseTech real estate agent will pre-approve you for mortgage financing. HouseTech’s pre-approval process goes well beyond a simple pre-qualification. We will collect all information required for mortgage approval, conduct a full review of your file with an in house underwriter, and issue you a HouseTech Buyer Advantage Approval letter. When you are pre-approved by HouseTech, you will have confidence in your purchasing power and home sellers and their agents will know that you are a serious and qualified home buyer.

Preparing to Make an Offer

Once you have visited a home and are considering whether to make an offer, contact your HouseTech real estate agent to discuss the details and any questions you may have. Your HouseTech agent will help you determine an appropriate offer price, discuss agent-only listing remarks, and address all other issues to consider before making an offer.

Making an Offer

When you are ready to make an offer on a home, your HouseTech real estate agent will counsel you on how to structure the offer and review all of the offer terms with you. Your HouseTech agent will then prepare the offer documents on your behalf and post them into your personal HouseTech document center. Once you have reviewed and approved the offer documents, you simply sign and fax them to your HouseTech agent.

Offer Management

After you sign your offer documents, HouseTech will submit your offer to the seller and consult with the seller’s agent about any competing offers or special terms. Your HouseTech agent will negotiate with the seller’s agent to get you the best deal. If the seller submits a counter-offer, your HouseTech agent will contact you immediately to discuss the proposal. The terms of any counter-offer can be viewed by accessing your personal HouseTech document center. Once a final offer is accepted by both sides, your HouseTech agent will guide you through the closing process.

Closing

HouseTech handles all of the paperwork and takes all of the steps necessary to ensure a smooth closing, including scheduling a professional inspection and appraisal of the property, guiding you through the mortgage financing process, ensuring that you have proper home insurance, securing all closing documents and coordinating with the escrow agent chosen by the parties.

Your purchase rebate

Because our home buying process allows our agents to be more efficient, we are able to handle your home purchase for a $2,995 success fee and rebate to you 100% of the commission we receive from the seller’s agent. For example, if you purchase a home for $800,000 and HouseTech earns a 3% commission on the transaction, then HouseTech will receive a commission of $24,000 at closing. When we send the rebate check to you, we will subtract our $2,995 success fee from your $24,000 rebate, thus netting you a cash savings of $21,005.

How To Earn A HouseTech Rebate

In order for HouseTech to receive a commission – and for you to receive a HouseTech rebate – you must make it clear to all parties that HouseTech is representing you as your real estate broker in the transaction. It is recommended that you follow these three steps to avoid any confusion with respect to who represents you in the transaction:

  1. When visiting homes for sale, if you are asked by the listing agent or any other real estate agent whether you are working with a real estate broker on your home search, inform them that you are being represented by HouseTech. You may also want to print a HouseTech business card and keep it with you when visiting homes for sale.
  2. If you need to schedule a private home tour, always schedule through your HouseTech agent.
  3. Make any purchase offers only through your HouseTech agent.

Please note that if you are working with another real estate broker, or are contractually obligated to work with another real estate broker, HouseTech will not be able to represent you and will not earn a commission on your home purchase.

Why We Receive a Commission

When a seller contracts with a real estate agent to sell their home, they negotiate a commission that the seller will pay to the agent. Typically, this commission is between 4-6% and is split between the seller’s agent and the buyer’s agent equally. This means that HouseTech will generally earn a 2-3% commission on your purchase transaction.
